Let me tell you a story:

Let's go back in time - only a few years ago … Back then, I was just starting out in Real Estate investing. My wife had gotten me started - mostly out of necessity …. She got me to look at Real Estate as a way to keep our family fed, as well as getting me out of all the physical labor of the surplus electronic business. Once I saw how it was really possible to buy Real Estate with little/no money down and sell it for huge profits, it became clear to me that it was simply 'surplus houses' we were dealing with. Now, that, I could do!

So, I started out investing in Real Estate. I checked out the market (doing my research) and found that where we lived at the time wasn't really working for the type of transactions I understood how to do. Looking around, I found Las Vegas to be an interesting possibility, so I moved, leaving my family in Northern California until I could get settled. I began to look for my first property. Yeah, it was scary - I had no friends or mentors to help me understand what a good deal looked like, I just had to go it on my own…

Now, I can't say that I had no 'help' - I had read some books and attended some seminars from the gurus, so I had some ideas on what to do, but none of them were there to help me in case of any trouble. But, I was not alone either - I spent almost three months working on a spreadsheet - a real 'automatic decision maker', where it calculated the interest rate and payments for buying and selling, input the approximate closing costs for the transaction, even figured out what taxes and insurance payments would be! Oh, yes, a sophisticated spreadsheet, for sure… About 10 pages of complex calculations…

It would take all the data I entered and come back with either a YES or NO right away. I used it on tons of properties I called on, but always the answer was NO… I was calling and calling, entering data, tweaking the numbers, modifying all the parameters, and still not finding any 'deals'. I tweaked it some more and made more changes, but, then I realized - You're not making any money!!!

That's when I decided I had to buy a property - step out on faith and just do it! Learning from doing is certainly a great teacher - I'm here to tell you! I found out that I not only didn't have a clue about making deals, I didn't know much about the real world of Real Estate either!

Real Estate transactions are not like anything else I have ever come across. Everything, I mean everything, is negotiable! So, all the facts, figures, calculations and algorithms I had spent so much time on in developing -
my spreadsheet went right out the window when I did my first transaction!

Oh, many of the numbers were right - I had taken a house that my spreadsheet told me was a NO, but it was going to at least break even if I could get a renter in there quickly enough. I knew that I had to get my feet wet and that I would learn something from the experience. Knowing it was a 'break even' deal gave me the confidence to at least move on. I had put an ad in the paper even before closing (in fact, at the time, I didn't even know what "closing" meant, but I knew I had to get someone else making those payments - I wasn't worried about terminology at that moment!).

I was called by a man that told me he had some clients interested in a house in that part of town. He told me he wanted to bring them by to look it over the next day. I had arranged an inspector to come and look at the property (I'd just opened escrow and was in the 'due diligence' stage….) so I told them to come on by. As the inspector and I were looking the property over, this man and his clients came to the door. They looked the property over and instantly fell in love with it.

The man that had called me on the phone pulled me aside and asked me if I would take payments on the house, with an up-front payment in cash to be counted toward the purchase of the home at a future date. I explained to him that it was what I was looking for, and gave him my terms from tweaking my spreadsheet until it said "YES". He told me that his clients didn't have that much money today, but asked if they could pay more per month than I was asking for to make up the difference. He went on to explain that it was called a "Lease Option/Purchase" transaction and that they were interested in writing it up immediately.

I was busy with the inspector, so I excused myself - telling him that I would need to get my computer to plug in all his numbers to see if it would work...

I went around with the inspector - taking notes on each tiny item he found, getting info on what to look for in a property, hidden, secret areas to watch out for to make sure the deal was a good one…

Then, it hit me. Taking the deal this man had proposed would make me about $8,000 more than I was expecting originally! I dropped my conversation in mid-sentence with the inspector and ran out to see if I could find those people that were interested in the house. Thankfully, they were still there - waiting for me almost 30 minutes… They loved the house that much, I guess (it certainly wasn't me that was making things easy for them!)

The man that introduced us took home $2000 the day we signed the contracts and I had picked up $3000 for my pocket, plus a small monthly cash flow. The rest of the deal was set up so I could make money the next year and not work for it at all! Setting up a few more like this - I could take a whole year off!

To make a long story short, those people went on to Lease Option/Purchase the house and have now totally paid off the debt (and my $8,000 profit) and are very happy in their home. It certainly was a win-win situation all around - one of the best things about Lease Option / Lease Purchase.
